Compliance
How we review workflows
Every workflow page shows its own compliance note. The note is part of the page, not a footnote you have to hunt for. This page explains the standard those notes follow. It is not legal advice.
Fair housing
Describe the property and its features, never the people who live nearby or who the home is right for. No references to protected classes: race, color, religion, sex, disability, familial status, national origin, plus any state or local classes. That includes social posts, door hangers, listing copy, and market comments. Do not answer neighborhood questions about schools, crime, or demographics with opinions. Link to official sources instead.
Advertising
Public marketing needs the brokerage name. Missouri and Kansas both require it. Confirm the current wording with your broker. The prompts in this library tell the model to end public pieces with your name and brokerage. You still have to check that the line is actually on the piece you publish.
Calls and texts
Check the National Do Not Call Registry and your internal do-not-call list before you call. Texts need prior consent under the TCPA. If you do not have consent, use the letter or another channel the note allows. Honor any request not to be contacted.
RESPA
Do not take compensation for referring a client to a lender, title company, or other settlement service provider. Co-marketing has to be paid in proportion to each party's share. Sponsorship of this site by a settlement service provider has to be fair-market-value advertising, separate from referrals. See the sponsor page.
Contracts, CMAs, and client files
The workflows that read a contract or an inspection report tell the model to extract and flag, not to give legal advice. You and your broker remain responsible for the form. Label a pricing story as a comparative market analysis, not an appraisal. Strip Social Security numbers, account numbers, and other sensitive data before you upload a file, and use a business AI account with training turned off when your brokerage requires it.
MLS rules
Public marketing before an MLS entry can trigger Clear Cooperation or your local equivalent. If the prompt does not have your MLS rules, it adds a task to confirm them before anything goes public. Cite the source and date when you publish market statistics, and follow your MLS rules on those numbers.
